Air Conditioning Maintenance includes:

  • Change all air filters
  • Check refrigerant levels
  • Lubricate all moving parts (when available)
  • Measure temperature drop
  • Clean all condensate drain traps
  • Tighten all electrical connections
  • Measure power supply and usage of indoor and outdoor units
  • Test all safety controls
  • Test capacitors
  • Check thermostat accuracy
  • Test ductwork air pressure
  • Visual inspection for mold growth and deterioration of the following components: Indoor Coil, Blower Wheel, Blower Motor, Drain Pans, Electrical Contacts, Ductwork (surrounding the unit), Wiring, Blower Belts (if any), Outdoor Coil, Condenser Fan Motor, Blade, and Shaft.

Heating Maintenance Includes:

  • Change all air filters
  • Pull and clean burners (if needed)
  • Test igniter and ignition systems
  • Test all safety controls
  • Inspect heat exchanger for cracks and/or corrosion
  • Lubricate all moving parts (when available)
  • Inspect blower wheel and motor
  • Check flue draft
  • Test for carbon monoxide
  • Inspect cabinet for mold, rust, and deterioration
  • Adjust and clean pilot (if needed)
  • Measure temperature rise
  • Check thermostat accuracy
  • Inspect surrounding ductwork
  • Measure electrical supply and usage of the system
  • Test ductwork air pressure
